Guide to Renting

We have set out the following guidelines to help you manage your tenancy agreement in the most convenient & practical way to ensure that you tenure as a tenant is a pleasurable experience.

Rental Payments

Under the Residential Tenancy Agreement, rental payments are always to be in advance. If at any time during your tenancy you are unable to make your rental payment on or before the due date, you are advised to make immediate contact with the Property Manager.

Rental Bond

The rental bond you pay prior to your occupation will be lodged with the New South Wales Department of Fair Trading. A bond is payable & held as security against any damage or undue wear & tear. Upon you vacating the premises, the bond will be refunded to you providing the property is left in the same condition as it was when you commenced your tenancy agreement (normal wear & tear is taken into consideration) & that there is no other monies owing.

Periodic Inspections

Harrods Real Estate standard policy is that during your agency period, the premises will be periodically inspected to ensure that the property is being maintained & to see what routine maintenance is required. You will be given 7 days notice of these inspections.


It is strongly recommended that you insure your personal possessions against loss, damage or theft (contents insurance). You should be informed that the landlord does not have any obligation to insure your personal effects. We can help you arrange insurance if required.

Utilities: Electricity; Gas & Telephone

 It’s the tenants own responsibility to arrange to get each of these utilities connected upon occupying the premises & disconnected when vacating the premises. Also, each utility is to be in the tenant’s name.


Electricity: Integral Energy: 13 10 02

Gas: A.G.L. 13 12 45

Telephone: Telstra 13 22 00

(These are the prominent utilities in our area; ask when signing Tenancy Agreement if there is any change).


 You will be issued with a set of keys for the property you are renting. A spare set will also be held by Harrods Real Estate.

During office hours only, with proof of tenancy, if for some reason you need to utilise our spare keys, they will be available to you, providing they are returned to the office within 24 hours. If you need to utilise these keys during public holidays or after hours, then a service fee will be charged.

Under no circumstances can you change the locks on the property without the written & expressed authority of both Harrods Real Estate & the Landlord. If this permission is given, you are responsible to give Harrods Real Estate a duplicate set of the keys within 24 hours.

Repairs & Maintenance

 If any repairs or maintenance is required at the property you are leasing, then all requests of such must be in writing. You are also able to request such repairs or maintenance “On-Line” under the “Renting” section of Harrods Real Estate Web Page;

Verbal approval of repairs will be given in emergency cases ONLY.

Our policy is to attend to all requests for repairs & maintenance as soon as possible, but it must be understood, that in some instances, Landlord’s approval or several quotes might have to be obtained by Harrods Real Estate before such repairs & maintenance can be arranged or carried out. In these special cases, we will endeavour to have this time kept to the minimum at all times.

If, Harrods Real Estate makes the proper arrangements for such repairs or maintenance to be carried out by tradespeople & you fail to keep the appointment, then you will be charged the service call fee.

Please also be advised, your Tenancy Agreement states that you as the tenant is responsible for keeping the property in a clean & tidy state at all times, this includes lawns, gardens, etc.

Termination of Tenancy Agreement

Firstly, it must be understood that the Tenancy Agreement you sign is a legal document. It is binding on you & the Landlord.

You can terminate the agreement in the following ways:

  1. If you intend to vacate the property at the end of the Tenancy Agreement you are required to give 14 days written notice prior to the expiry date of such Agreement.
  2. Once the expiry date of the Agreement has elapsed & you wish to vacate, then you must give 21 days written notice prior to vacating.

If you must terminate the Tenancy Agreement prior to the expiration date, your first obligation is to contact Harrods Real Estate immediately. You must understand that until the Agreement expiry date is reached or another tenant is found you are still responsible for the rent.

If Harrods find another suitable tenant, you will also be responsible for payment of the new Tenancy Agreement, letting fee & advertising costs.
